Catch the sellers browsing at midnight.

The people who'll instruct you in spring are looking tonight. This turns a few of them a month from anonymous browsers into named sellers with a phone number.

The problem

The people who instruct you in spring start looking now.

Someone checks what a neighbour's place went for. They wonder about their own. That's the beginning of a seller's journey, and it happens months before anyone books a valuation.

If there's nowhere on your site to satisfy that, they go to a portal instead. By the time they're ready to instruct, you were never in the conversation.

What you get

  • A valuation form with your branding; Postcode, property type, bedrooms. Simple enough that people finish it.
  • A named lead every time it's used; Name, email, phone, and the property.
  • A link and QR for anywhere; Website, Google profile, social, leaflets, window.

Where to use it

Four placements that generate instructions.

  1. Your website homepage

Highest-intent traffic you have, and most agency sites offer nothing but a contact form.

    1. Add a button above the fold; "What's my home worth?"
    2. Repeat it in the footer sitewide.
  2. Your Google Business Profile

High-intent local searches, and your competitors' profiles are mostly empty.

    1. Add the link to Appointment link.
    2. Post monthly alongside local sold prices.
  3. Leaflet drops

Turns an advert into something useful.

    1. Put the QR on any door-drop; "What's your home worth? Scan for an instant estimate."
    2. Use a different QR per area so you can see which streets respond.
  4. Your window display

People stop, look, and walk on.

    1. Print at A5, beside the listings, eye height.
    2. One line above; "Curious what yours is worth? Scan here."

Common mistakes

  • Asking too much before showing a number. Every extra field loses people. Postcode and basics, show the figure, then ask who they are.
  • Treating the estimate as the product. It isn't. It's the reason they'll tell you their name. The conversation after is the product.
  • Following up slowly. These are warmest in the first hour. Same-day beats three days later by a distance.

What to expect

Most of these leads aren't selling this month, and treating them as if they are will lose them. What you're building is a list of people who've said they're thinking about it, months before they'd have contacted you.

Handled patiently, that's one of the more reliable sources of instructions an independent agent has.
